This month’s plan of the month features a cape modular home.  This is a home we completed this spring.  It features 3 bedrooms, 2 1/2 baths, mudroom, pantry closet, 1st floor laundry, and large eat at peninsula in kitchen.  In this case our clients added a walkout basement, farmers porch, and large 2-car garage.

April’s Plan of the Month features a large modular ranch or a large cape(as shown).  This home has some great features.  A very large kitchen with large eat at island, lots of counter space, and a pantry cabinet, all open to the Great Room.  This home also features a Master Suite separated from the other two bedrooms(the walk-in closet is huge).  Other features include front porch, 1st floor laundry, expandable 2nd floor, and a pleasing exterior.

Our March Plan of the Month features a two story modular home.  If you are looking for a two story home that isn’t the common colonial style, then this plan may be for you.  It is a modest 1808 square feet, however you could easily stretch this home for more square footage.  The exterior and layout is a little unique, but with the common 3 bedrooms and 2 1/2 baths this plan is sure to fit well with most everyone’s need.  Large living room open to the kitchen, a more formal style dining room off the kitchen/living, and a centrally located half bath rounds out the interior.

November 2015 Plan of the Month

Our November Plan of the Month features at two story or colonial modular home.  This home came to us from someone inquiring about building a new home.  The base home is 26′ x 36′ for a total of 1872 square feet.  Need just a little more space make this home a 28′ wide and gain another 144 square feet or add the bonus room for an additional 364 square feet.  By adding the bonus room, the living room could become a home office or possibly a fourth bedroom.  Many possibilities with this plan.  Add the garage and/or porch too or maybe the roof peaks for a little more character.

This month we bring you a pleasant chalet plan.  A customer sent this to us and it is just a little different then the typical chalet plan.  The porch and screen room create a charming look.  The plan features 3 bedrooms and 2 baths, and a 1st floor laundry room.  Prefer a cape without the open to above and you can gain another 200 square feet or so.

This month’s plan of the month features a modular ranch home.  What makes this home different is how it is oriented.  With the front of the home being on the gable end it gives this ranch an uncommon look.  Some people don’t like how long a ranch looks once you add a garage on it and this plan takes care of that.  As with any plan you can stretch this home to gain more square footage if you need to.   With 3 bedrooms, 2 baths, and an open concept it meets what many home buyers are looking for.

If anyone out there is doubting the construction of a modular home, well I guess we should say “of a Brookewood modular home”, just watch this quick video.  Modular is just another form of construction just like site built homes, but try drilling a few holes through a site built home’s rim joist, run a couple of cables through the holes and try picking it up with a crane, better not because it will end up in the basement in pieces.

Our Rome project is ready to receive it’s new modular home.  The foundation has been poured, the forms have been stripped, the damp proofing has been applied, the exterior drains have been installed, and the initial back filling has been completed.  Our next post will have pictures of the house on the foundation.  Maybe we will try to post a short video…..

Rome Project update

The foundation footings have been poured.  The interior perimeter drains have been installed.  Crushed stone was installed for drainage and a base for the basement floor.  The forms for the foundation are being assembled.

March 2015 Plan of the Month

This month we feature a modular chalet as our plan of the month.  This home features 2 bedrooms and 2 baths on the 1st floor plus laundry.  With a chalet you are basically getting a cape, but with a vaulted ceiling over the living area.  This vault creates a look and feel most people love.  If you don’t need a vaulted ceiling then build this home as a cape and get almost 200 square feet more of usable space upstairs for less money.  Looking for a 2 bedroom, 2 bath ranch???   If so we can build this 1st floor plan as a ranch too.  It’s nice to have options……

A new modular home project begins

We’ve started a new project in Rome, ME.  This will be a 28′ x 52′ modular ranch.  The homeowner cleared most of the trees, but we pushed back the snow, dug out the stumps, and dug the hole.  Now we are ready for the foundation footings.

December 2014 Plan of the Month

If you are looking for a small 3 bedroom 2 bath modular ranch then this plan is for you.  We’ll get into the optional cape exterior in a minute.  This modular plan is about as small a 3 bedroom 2 bath home we would recommend.  Any smaller and things really get crowded.  You still get open concept, washer dryer on the main living area, and a master suite with walk in closet and master bath.  With bedrooms 2 and 3 at the other end of the house the master suite remains private.  Now if you are looking for more space you could build this plan as a cape, and either finish the upstairs right away or wait until you need the space.  The cape optional adds at least 680 square feet.  The optional exterior is good looking too.  What do you think?

This is what we call an “expandable folded cape” because the roof comes folded down on top of the first floor and the 2nd floor comes unfinished from the factory. You can move into this home and finish the upstairs at a later date as your family expands. This modular home features a master bedroom on the 1st floor with a 2nd bedroom at the other end of the home. These days many people need a home office space and this home has it. We completed this two story modular home a number of years ago.  Always a favorite style of ours this home is very similar to a model we used to have.  It’s simply a design with a good use of space and feels much bigger than it is.  With 3 bedrooms, 2 1/2 baths, large living room, dining room, good size kitchen, and a front door that actually can be used daily, this plan should appeal to many.  A front porch adds character and a place to relax in the summer.  Add an attached  garage to the right side for convenience and a unique exterior.

This month’s plan of the month is a modular cape home that we completed in 2011.  It features a large eat-in kitchen with a good amount of cabinet space, full bath with laundry, 2 bedrooms, a good size living room, and an unfinished 2nd floor.  When the 2nd floor is completed in the future, the wall between the living and bedroom can be removed to expand the living room.  The location of the chimney allows for a wood stove to be installed for supplemental heat.

This month’s plan of the month features a small modular cape that we completed this summer.  We call this a folded or unfinished cape because the roof comes folded down so the upstairs is not completed from the factory.  This type of cape is great for the do-it-yourself er.  This couple was downsizing and decided an unfinished cape worked best for them for a couple of reasons… resale is better with the potential to add 2 bedrooms and a bath upstairs, or if they decided they needed a little more room they could finish part or all of the upstairs for additional space.

This months plan of the month features a four bedroom modular ranch.  A few things that makes this plan appealing is it’s flexibility.  If you need a 4 bedroom well here you go.  If you need a 3 bedroom you have two options.  Use the fourth bedroom as an office or go with the other option shown, 3 bedrooms a covered porch and a foyer.  And if you only need 2 bedrooms you can remove the front section(the 3rd and 4th bedroom section), add windows to the front and you have a nice sized 2 bedroom.  Other features include large master suite, large mudroom utility area, large kitchen with tons of cabinets, and good closet space.

There is now a new modular home in Clinton.  We completed the foundation and backfilling, installed a bulkhead cover, installed a double flue chimney, and dug the trench for underground power.  The homeowner will build a garage on the front of the house in the future(in the area where there is a door and no windows).

We finished this modular cape this past summer.  We completed the exterior, 1st floor interior, plumbing, heating, and electrical.  The homeowner was responsible for the excavation, foundation, well, and exterior steps.  Let us know what you think on our Facebook page.

Our Fairfield Project is Almost Complete

Almost there.  Hardwood flooring is being installed and then a small amount of trim work inside, porch railings and front steps, and the homeowner will be moving in.

Our Fairfield project is winding down.  On this project the homeowner was responsible for the earthwork and hardwood flooring.  Once the earthwork and flooring is complete we can finish this project with the installation of the exterior steps and finishing touches inside.

We started clearing the house lot on May 6th, 2011 and the homeowners were given the go ahead to move in on August 12th, 2011.  Just over 3 months from start to finish.  How can you beat that.  Check out these two videos of the 1st and 2nd floors.  Stay tuned for additional pictures of our Rome project and updates to our newly started Fairfield project.

July 5, 2011   The holiday weekend is over and our Rome project pushes on.  The living room vaulted ceiling and the second floor drywall has all been hung and the mud and taping is well on it’s way.  The framing for the two car attached garage has started.

June 15, 2011   Our Rome project is coming along nicely.  The underground power has been run.  The garage footings and frost walls have been poured.  The framing for the farmers porch is well on it’s way.  The 2nd floor plumbing and heat rough-ins are complete and the interior framing is done.  We need to get more pictures on the site.

June 3,  2011   The site of our Rome project is now ready for a new modular home.  The basement floor has been poured and the foundation walls have been partially back-filled.  The septic tank has been installed and the driveway has been prepped for the modular delivery.  The drilling of the well is completed and the well line has been run to the basement.  Stay tuned for our next post.
